Edenstone Land is a specific division within the Edenstone Group tasked with delivering short and medium term strategic land opportunities either for the three group companies (Edenstone Homes, Bluebell Homes or Ashgrove Partnerships), or for sale on the open market.

The highly experienced professional team of chartered surveyors, solicitors, planners, project managers and architects have a long track record of delivering complex projects across South Wales and the South West of England.

Their expertise gives them an in-depth understanding of even the most challenging planning, legal and technical issues and helps in charting a course through the often highly complex planning process.

This in-house capability enables quick decision-making and the ability to have a single-minded focus on driving projects forward effectively to deliver successful results.

We believe that location is a critical aspect in creating thriving and sustainable communities. As such we consider location very carefully and are always looking for land opportunities in and around the most desirable towns and villages.

Our requirements are

  • Land with or without planning consent;
  • Within roughly 1 hours’ drive from our head office in Magor (from Swansea across to Swindon and from Worcester down to Taunton)
  • Suitable for between 30 and 500 plots;
  • Greenfield or brownfield sites considered;
  • Sub-urban or edge of settlement locations;
  • Low, mid or upper value sales areas.

HOW WE WORK

With years of expertise in navigating the planning process to promote and create successful residential developments, choosing to partner with Edenstone Land is an easy decision for many landowners and agents.

As part of a privately owned company we are able to be highly flexible in our approach and can tailor a deal structure to suit individual requirements. Typically these could be either conditional contracts, options, promotion agreements, build licences or joint venture arrangements.

With new development opportunities, the process starts with our Design Director, Rob Hammonds, creating a bespoke master plan, sympathetically designed to complement the surroundings whilst addressing any constraints present on the land.

Our strategy is usually to work with the relevant planning authorities and engage with them at an early stage to try and resolve issues. We have built up excellent working relationships over a number of years with key stakeholders and our reputation for building a high quality, well designed product stands us apart from our competitors.

We recognise, however that this does not always resolve all issues and that sometimes an appeal is required to achieve the right result. Our Planning Director, Tim Smale and our Legal Director, Helen Thomas, have years of experience in running successful planning appeals.
